Millennials: ‘The new lifeblood’ for the industry

NEW YORK – March 31, 2011 – More of the millennial generation is approaching the homebuying age, but they aren’t like buyers before, according to a recent study by Wells Fargo.

Millennials – those born between 1979 and 1991 – are more diverse, technology-driven, and tend to trust their instincts more so than previous generations.

Despite media reports of a sour real estate market, Millennials still are optimistic with their views about homeownership, according to Wells Fargo, which surveyed more than 3,000 Americans to discover their attitudes about homeownership. In the survey, Wells Fargo found that millennials even responded favorably to more rigorous credit requirements, saying they found them beneficial to their goal of remaining in a home once they buy.

The millennial generation consists of about 51.5 million potential first-time homebuyers, the Wells Fargo study says – which is 6 million more than the baby boomers who reached homebuying age in 1977.

Brad Blackwell, executive vice president at Wells Fargo, says the wave of Millennials will be the new lifeblood for the industry.

“We’re going to have to figure out how to reach them,” Blackwell says.

U.S. escapes major hurricanes for 5th straight year

MIAMI (AP) – Dec. 1, 2010 – The Atlantic hurricane season ends Tuesday, going down as one of the busiest on record with extreme weather ravaging Haiti, Mexico and elsewhere, but sparing the U.S. coastline a major hurricane for a fifth straight year.

U.S. forecasters are wondering if America can make history and extend its luck into 2011. If so, it would be the first time ever that the U.S. escaped a major hurricane for six years.

“That would be a record I would like to break,” said Dennis Feltgen, a spokesman for the National Hurricane Center in Miami.

All told, 19 named storms formed in the Atlantic, tying with the 1887 and 1995 seasons for third highest on record. Twelve became hurricanes, tying with the 1969 season for the second highest on record.

In the U.S., Texas suffered the worst of the tropical weather.

Flooding spurred by Tropical Storm Hermine was blamed for the deaths of at least seven people in Texas. Hurricane Alex damaged or destroyed more than 300 homes in Texas and caused an estimated $42 million in damage to infrastructure.

Aside from that, Tropical Storm Bonnie sent crews working to stop the flow of oil from a blown-out rig in the Gulf of Mexico into a fury. And Hurricane Earl brought flooding to North Carolina’s Outer Banks and some rain to Cape Cod, but little damage.

“Fortunately most storms avoided the U.S.,” said Jack Hayes, director of the National Weather Service. “You could say the season was a gentle giant.”

Not so elsewhere, though.

Hurricane Tomas killed 14 people in St. Lucia and at least eight in Haiti. Hurricane Alex caused flooding that killed 12 people in Mexico. Hurricane Igor knocked out power to half of Bermuda but spared the country major damage or injuries.

A persistent low-pressure system through the height of hurricane season is credited with the U.S. escaping major harm. The western edge of the high-pressure system that drove tropical weather from the coast of Africa was eroded by the low pressure, and ultimately helped propel it away from the U.S. shore.

“That’s not an unusual pattern at all,” Feltgen said, “and we’re fortunate that it was in place at the height of the season.”

The last major hurricane of Category 3 or stronger to hit the U.S. was Wilma in 2005.

CLOSED SALES UP 50 PERCENT

Report Shows Inventory Declines 15 Percent

NAPLES, Fla.-March 12, 2010- Sales in the Naples area continue to increase as home prices stabilize according to a report released by the Naples Area Board of REALTORS
(NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).

According to Mike Hughes, Vice-President of Downing-Frye Realty,
"Home sales have increased considerably across the board in February. This significant gain is, in part, due to the strong sales in the above $300,000 price category."
For the 12 months ending February 2010, overall home sales increased 50 percent to 7,426 sales compared to 4,951 sales in the same month last year.
"The overall increase in closed sales continues and has resulted in a reduction of inventory. Normally the inventory increases in season so this unusual reduction is important, it’s helping the market return to a balance state even quicker,"  stated Steve Barker, Managing Broker of Amerivest Realty. Inventory decreased to 9,682 available properties in February 2010 compared to 11,427 available properties in February 2009.

"Pending sales of condominiums are roaring back. The condo market is showing signs of a strong recovery, as pending sales increased 76 percent in February 2010 with 544 contracts compared to 309 contracts in February 2009,"  stated John Steinwand, President of Naples Realty Services.

"Pending sales in the $300,000 and above price range are outpacing the number of pending sales below $300,000."
"In the 2 million and over price range, overall pending sales increased 133 percent in February 2010 compared to the same month last year. This indicates that the higher end of the market is coming back,"
stated Brenda Fioretti, NABOR President, and Managing Broker of Prudential Florida Realty.


The report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:
Overall pending sales increased 62 percent with 1,122 contracts in February 2010 compared to 691 contracts in February 2009. Properties under $300,000 saw a 54 percent increase in pending sales with 774 contracts in February 2010 compared to 501 contracts in February 2009.
Single-family pending sales increased 51 percent with 578 contracts in February 2010 compared to 382 contracts in February 2009.
Overall condo sales increased 44 percent with 270 sales in February 2010 compared to 188 sales in February 2009.
The overall median closed price decreased only 3 percent to $179,000 in February 2010 compared to $185,000 in February 2009.
Excluding the $300,000 and under segment, comprising a majority of foreclosure related property sales, the overall median price for the market declined only 4 percent to $500,000 in February 2010 from $522,000 in February 2009. The median refers to the middle value in a set of statistical values that are arranged in ascending or descending order, in this case prices at which homes were actually sold.
Pending sales in the higher end of the market showed a strong surge in February. According to Jo Carter, President of Jo Carter & Associates,
